Space

This spacious two-story plus finished basement, 7-bedroom, 5 baths large single-family home is a brand-new addition (built in 2021) with designer touches throughout. Our home features three master suites, a bright foyer, and smiles throughout!

The first floor features a large spacious main bedroom suite (King bed) and luxurious bath with his and hers vanities, separate shower and a big walk-in closet. There is one more bedroom located on this floor as well. It has a Queen bed and its own full bathroom.

The second floor offers three bedrooms, including a slightly smaller main bedroom suite (Queen bed) with a walk-in shower. Besides this suite you have a bedroom with a full bed and a huge bonus room/bedroom combination that has two Queen beds. This floor also has a shared bath between two bedrooms.

Downstairs you will find two more bedrooms: third master with King bed and a slightly smaller room with Queen bed. Both rooms share a full bathroom with a shower. 

There are multiple large common living areas where family and friends can choose to be together or spread out. The effortless floor plan guides you to a large dining room where getting the family together for a meal will never be an issue. A gourmet chef's kitchen overlooks the dining space and is perfect for preparing your own meals and enjoying some extra family time. Tons of prep space, top-of-the-line stainless-steel appliances and bonus breakfast bar seating makes this spacious kitchen as practical as it is gorgeous. Just off the kitchen, find a large laundry room with full-size washer and dryer for your convenience.

There is plenty of room to gather in the gorgeous living room where you can relax and unwind. The entertainment space continues to the outside porch. Relax, lounge, barbecue and soak in the beautiful views of the community. Back inside you will find a spacious loft located upstairs that has a pull-out sofa (Queen mattress), large TV and board games for everybody to enjoy.

If all of this is not enough for you, head downstairs to the fully furnished basement. Challenge your friends with a game of ping pong or brush up your skills at air hockey. Access

Guests will have access to the entire house. You are not sharing this house with anyone.

Transit

Guests may park in the garage (1 spot), on the driveway - 2 spots (not blocking the sidewalk) and there is a limit of two cars on the roadway. The cars parking on the roads are not guaranteed spots and will require placards on the dashboard that will be provided by the homeowner.

Notes

LINENS: We will supply mattress pads, pillows, blankets and comforters AS WELL AS sheets, pillowcases and towels (bath, hand and wash cloth for every guest) but not beach towels.

Damage waiver: The total cost of your reservation for this Property includes a damage protection fee which covers you for up to $10,000 of accidental damage to the Property or its contents (such as furniture, fixtures, and appliances) as long as you report the incident to the host prior to checking out. 

AMENITIES: Recreational Passes are needed to utilize the resort amenities. You do not have to purchase any passes if you don't want to - purchase only for those who will be using the amenities. Passes are purchased at an additional cost and may vary from year to year. The cost for 2024 is $100 per weekly pass per person. Children under 5 do not need a pass - they have to be accompanied by an adult who does have a pass. Daily passes can be purchased at the front desk for use that day and are $30 each. 

The amenities include multiple pools, including a water park with large water slide and pirate boat fountains and adult infinity pool, tennis courts, pickleball, fitness gym, restaurant, swim up bar, clubhouse and indoor pool with lap lanes and incredible HOT TUB.
Saturday is the only day when guests can use amenities after 4 PM only.

OCCUPANCY LIMIT OF 14 ( for Cattail in Bayside), 10 ( for Waterleaf in Bayside), 14 (for Candleberry in Bayside), 16 (for 7 bdr in Coastal Club), 13 ( for 5 bdr in Coastal Club)

Anyone not following any of these rules can be evicted from the home immediately with forfeiture of all monies paid.

Dwelling is Private Property: The property will be used only as a private dwelling for the use of Rental Guest.There shall be no subletting of the premises. The Rental Guest shall occupy and use the premises as a vacation rental only and not use the premises for any business, professional, unlawful or hazardous purpose.

Rental Guest understands that Bayside ( or Coastal Club) has a Home Owners Association and agrees that everyone in their rental group will abide by all provisions of the HOA.

Refundable Security Deposit: Will be refunded within 2 weeks after final check-out so long as there is no damage to the property during stay other than normal wear and tear.

Prohibited Vehicles / Parking: Campers, boats, trailers or other oversized vehicles are not permitted. Also, no parking is allowed on the streets near the home.There is an additional overflow parking nearby in a lot. 

Recreation Passes:
Renters will be allowed to purchase passes to utilize amenities of the onsite Bayside Club.( or coastal club)

Hold Harmless and Indemnity: Property Manager and Owner of rental property shall not be liable for any damages and/or injury to Rental Guest and/or their guest(s), or their personal property due to Rental Guests acts, actions or neglect. Rental Guest agrees to hold Property Manager and Owner harmless against any claim for damage and/or injury due to Rental Guests act or neglect or their guests’ act or neglect. 

Quiet Enjoyment: Rental Guest and their guests agree not to violate quiet enjoyment and privacy of the surrounding neighbors. Property Manager and owner are not responsible for the actions of other property owners in the area, as we have no control over their actions.

Weather, Acts of God: Property Manager is not responsible for any weather conditions or acts of God or nature that happen during Rental Guests stay on premises and no refunds will be made.

Unforeseen Conditions: If any unforeseen conditions or problems with the house arise prior to or during TENANTS stay, OWNER reserves the right to either refund TENANTS payment pro-rate or place TENANT in a comparable house with the same amenities, bedroom, etc.. Such unforeseen conditions could be the following but are not limited to, hurricanes, storms, vandalism, flood, HOA rules, etc. OWNER assumes no responsibility for such unforeseen conditions. 

Access: Rental Guest agrees to allow access to the house and property to Property Manager or Owner and his agents upon 4 hour notice by telephone or in person. Agents include but are not limited to plumbers, electricians, rental companies, pest inspection, etc. 

Property Manager reserves the right to inspect the premises and house interior upon 4 hour notice to Rental Guest. Rental Guest agrees not to deny access. If Rental Guest refuses to allow access to Property manager or any agent designated by Property Manager, the Property Manager reserves the right to terminate the TENANTS vacation rental and TENANT will immediately vacate the premises upon demand by OWNER and will forfeit their rental payment. 

Safety: Rental Guest acknowledges and agree that they are responsible for the safety of themselves, their guests and their children with respect to the pool, the deck areas, and the premises. Rental Guest acknowledges and agrees to hold harmless from any injuries to them or their guests. It is understood that there may not be a lifeguard and that supervision is their responsibility.

Rental Guest understands that there is no hard wired phone (land line) inside the home and that Rental Guest is responsible for making all calls including emergency and 911 calls on their own phones (not provided by Owner).

Illegal Drugs: Under no circumstances shall any illegal drugs be allowed on the property. Rental Guest understands that possession and use of any such substance is grounds for immediate eviction and forfeiture of payment. Rental Guest further waives any and all rights to recourse against the Property Manager for enforcing this clause.

Rental Guest Responsibilities: All occupants are required to perform "Normal" household duties that include, but are not limited to: Garbage removal, Cleaning of individual and guest dishes, Notification to Property Manager of any damages or problems with the property, Locking of all doors when Rental Guest leaves the house. 

Cancellations: 

If Guest wishes to cancel a reservation after Property Manager receives deposit, then Guest must provide a cancellation notice in writing to Owner.  

A) A cancellation notice received by Owner thirty (30) or more days prior to the Check In Date will receive a refund, in full.  

B) If a cancellation notice is received by Property Manager less than thirty (30) days prior to Check In Date but more than 14 days prior to Check In Date, then Guest will receive a 50% refund. 

C) A cancellation notice received less than 14 days prior to check in is not entitled to any rental refund.

Cleaning: Property Manager will provide professional cleaning services prior to check-in and after check-out for the Rental Guest. However, Rental Guest agrees to remove garbage and all belongings from property, clean food spills from refrigerator, counters and oven top and leave property free of clutter.

LEASE AGREEMENT: Please be advised that, by making a reservation you are agreeing to the terms in this lease.

This was a large place. The common areas are especially large. Eight adults and eight kids stayed there totally comfortably. The place was thoroughly cleaned. The kitchen was well stocked with everything needed to cook. The pool/fitness center was a nice amenity if you are willing to pay extra for them. The place comes with six bikes which makes it easy to get to the pool which is half a mile away. Rehoboth and Dewey beaches are almost 9 miles away, but the drive to these beaches was never much trouble.

Anna was a very responsive host, who answered all of my questions promptly and provided accommodations as needed. The house was spacious and allowed room for family without it feeling too cramped. A couple of things to note: -We brought a space heater due to the temperature. The highest the thermostat allows is 72 degrees, which at times felt chilly if it was cold outside. -There is no garage opener available, but you can request access to the external keypad for entry -To enter the initial gate, be aware that the numbers do not pop up when you type them in, but it is registering what you type -Be aware that you would need to bring your own seasoning/condiments if you plan to cook.
